
Asset Profile
While selecting your dream Apartment or Villa, we should pay attention to the following parameters:

Covered Area Size

1-bedroom apartments are usually 50-60 sqm, with a living room, dining room, kitchen, and balcony in an “open plan” structure, one bedroom, and one bathroom.

2-bedroom apartments are usually 70-90 sqm, with the same “open plan” structure, two bedrooms, and either one or two bathrooms.

3-bedroom villas are usually 130-170 sqm, set on 400-600 sqm land
-
4 bedroom villas are usually 170-220 sqm, set on 600-800 sqm land.

Resale (My Focus) or Newbuilt

Most of the purchases I make for my clients are resale assets (“second hand”). Complex age vary: could be 5-10 years, 15-20 years, or more.

Newbuilt assets pose the following challenges: prices are mostly double, you need to pay 19% VAT, and most of the assets are bought off-plan (“on paper”)

Possible Add-Ons (Apartments)

Some of the assets are sold with a designated parking lot, some with a storage place, and some with a rooftop.

It depends on the specific complex and the developer’s policy.

Balcony Size (Apartments)
Apartments in Paphos and Peyia are mostly sold with a balcony, either covered or uncovered (or a combination)

Small: 4-8 sqm

Medium: 8-12 sqm

Big: more then12 sqm

Condition
Apartments and villas are sold in diverse conditions. Together we will choose what is best for you:

Renovated: Ready to move in.

Fair: Well-maintained, requiring some updates.

For Renovation: Ideal for those looking to customize their house.
In Cyprus, most of the assets are sold furnished. However, most furniture and electrical appliances are outdated and need refreshment.

Views

In Paphos we will mostly have either a garden/swimming pool view or a city/street view. We can also look for apartments with direct sea view or hills/mountain view, but it's more rare.

In Peyia we will find apartments with more scenic views due to the hilly location of the village.

In Coral-Bay and Sea-Caves Villas, we can find Villas with sea views or hills/mountain views, due to the area topography.

Location
In Paphos, we will mostly purchase apartments at:

Universal: relatively newer complexes, residential area, quiet centric.

Kings Avenue Road: older complexes, between the sea and the old city.
-
Kato-Paphos: old buildings (mostly no pool), close to the sea and promenade.

Faros Beach: old buildings (mostly no pool), close to the sea and mall.

Old City: nightlife, trendy restaurants and bars.
-
North Paphos - South Chlorakas: hills, sea-views.

Swimming Pool (Villas)
All the Villas I purchase for my clients come equipped with a swimming pool.
It could be either square or kidney-shaped, mostly either 4*8 meters or 5*10 meters.
The inner part could be covered either with tiles or with a liner.
Add-ons: pool heater, pool cover, etc.
